Extremely Disappointed with Unresponsive and Irresponsible Property Management
I’m sharing my experience as a tenant in Dubai Silicon Oasis with Oasis Homes Real Estate to warn others before dealing with them.
I’ve been living in my apartment for over a year when I noticed a structural issue in the bathroom – a cracked shower tray that started leaking water and threatened to damage the apartment below. I informed the real estate multiple times starting from February 2025, and followed up again in June, clearly explaining the issue and its urgency.
Despite providing timely notice, no action was taken. Eventually, the issue worsened and required full replacement of the tray and repairs to the uneven base beneath it. I even received a quotation from a third-party contractor for AED 600, including all necessary materials and labor – confirming it exceeded the AED 500 threshold that typically defines "minor repairs" under Dubai tenancy law.
Yet, Oasis Homes Real Estate repeatedly dismissed my requests, relying solely on the claim that “the unit was handed over in good condition” and that anything under AED 500 falls on the tenant. They refused to:
acknowledge the wear and tear that comes after extended use,
share any evidence of communication with the property owner,
or explain under what circumstances they would consider a case as wear and tear.
They also falsely claimed their maintenance team assessed the issue, when in fact, no one visited the unit to inspect it in person.
Even after I sent a final written notice warning of escalation to the Rental Dispute Center, they did not respond.
This entire experience has been incredibly frustrating, unprofessional, and legally questionable. As a tenant, I followed all the right steps, gave sufficient time, communicated transparently, and acted in good faith. Oasis Homes Real Estate failed to do the same.
I cannot recommend this company. If you’re a current or future tenant, be extremely cautious. Read more
